ThalassaVillas.com is a site operated by P.K. Novel Zone Limited (we). We are a Cypriot company registered in Cyprus under company number 1216349E and with our registered office at Aitolon 3 Street, 7100 Aradippou, Larnaca, CYPRUS. We are specializing in renting quality villas in Cyprus, through the Internet. This site provides a cost effective way of allowing guests to book directly and stay in quality, individual villas, at lower prices than if they were booking through a travel agent or tour operator.

Aren't villas more expensive than a hotel?

As you explore the Cyprus villas we represent you'll see that many villas are often much economical prices of hotels of the same quality standard. Villas offer more comfort, more privacy, and more freedom than hotel rooms. When two or more people are travelling, a rental is usually considerably less expensive than staying in hotel rooms and eating all of your meals out. When you factor in all the benefits and amenities of a private villa, you'll quickly realize that villas offer superb value.

Are the rates per person or for the entire villa?

Our rates are for the entire villa and the rates are per night.

Are the prices in Euros?

All prices quoted are in Euros and cover all taxes and vat.

What is the required length of stay?

Usually a minimum 7-night stay is required for Villas and 3-nights for Apartments. Some villas may accept shorter stays (5 nights), especially if it is close to your departure date or during the low season.

What are the check-in and check-out times?

Access to villas will be after 4pm to allow for cleaning and have to be vacated by 11am on day of departure unless otherwise arranged with us in writing.

Is it possible to organise an early check in?

To guarantee an early check-in at the villa you will need to book and pay for an additional night stay. This will allow you immediate access to the villa as soon as you arrive in the resort.

Is it possible to organise a late check-out?

To guarantee a late check-out from the villa you will need to book and pay for an additional night stay, which will allow you to stay in the villa until your departure for the airport. If you prefer you can wait until you are in resort and speak with the villa owner/property manager directly. Generally a late check-out can only be confirmed a few days before your scheduled departure as it depends on whether an arrival is expected in to the villa and whether cleaning schedules can be organised to accommodate. This is granted at the villa owner/property manager's discretion and unfortunately cannot be guaranteed. Depending on the number of extra hours required a small fee may apply.

What is included in the welcome pack?

A: The first most essentials are included e.g. milk, bread, butter, marmalade, jam, cereals, fruit juice, water, tea, coffee and sugar. Enough for you to be able to have a hot or cold drink and a sandwich on arrival at the villa before you can visit a supermarket to stock up. Should you wish for any additional items to be included please do ask us and we will arrange it on your behalf for an additional charge.

How often will the villa be cleaned?

If your stay is for a duration of 8 nights or less, then the villa will be cleaned prior to your arrival and following your departure. If your stay is for 9 nights or more, in addition to the pre-arrival and post departure cleaning, a mid stay clean will be carried out. This is a light clean inside the property involving the dusting of surfaces, cleaning of bathrooms and kitchens, sweeping and mopping of floors and will include a change of bed linen and towels.

What does maximum occupancy mean?

This is the maximum number of people the villa will accommodate (excluding infants). The villa owner reserves the right to deny entry to the villa, or evict from the villa, if the number of persons occupying the property exceeds the stated maximum amount at anytime.

Can we hold a party at the villa?

Usually the villa and its facilities are strictly for the use of the villa residents only. Visitors may be allowed however prior approval from the villa owner/property manager must be obtained.

Is a security deposit required?

At the vast majority of our properties a security deposit is not currently required. Our accommodation is made available for hire on the understanding that the property will be left clean and tidy at the time of checkout and all personal waste removed from the property. You will be held responsible for any breakages or damage to the property during your stay. These must be reported to the villa owner/property manager immediately and appropriate compensation made so that the villa can be fully equipped for the next visitors.

Who will look after me during my stay?

On your arrival you will be provided with the local contact number for the person responsible for the property in which you are staying. They will call round to see you during your first 24 hours to introduce themselves and make sure you have settled in and answer any questions you may have concerning the property, its facilities, equipment, appliances etc.

How can I find my way to the villa?

Once the full payment for your booking has been received and you have advised us of your full flight details, we will send you (by email) complete driving guidelines from the relevant arrival airport to the property of your accommodation. This document will also contain the key handover instructions for the villa and a local contact number should you require any assistance during your stay; it is therefore important that you print this document and remember to take it with you.

Why do you require my flight details?

These details are passed to the villa owner so that should you not arrive at the villa at the expected time due to a flight delay, the villa owner can contact the arrival airport and using the details provided obtain up to date information on the status of your flight.

How will I access the villa?

Key handover instructions vary from villa to villa. Specific instructions for the property you have reserved will be supplied once you full payment has been received. Please remember to print this document and take it with you.

Can you provide us with the full address of the villa?

We will provide you with comprehensive driving directions from the airport to your accommodation. Even if you have pre-booked a taxi transfer you should bring these directions with you as the taxi driver may not be familiar with the villa and will require your assistance in locating it.

How is payment made?

Payment can be made by Visa, Mastercard or Debit Card. Alternatively payments can be made by bank transfer to Bank of Cyprus in Cyprus. All details will be given to you on the booking process.

What is your deposit and cancellation policy?

For all of our villas, the following standard practices apply: A 25% deposit is required to confirm a reservation. Reservations are not considered firm until the deposit, in cleared funds is received and our booking confirmation has been issued. The balance of your payment is due 6 weeks prior to your arrival date. In the event of you cancelling the booking, no refund is made. It is therefore strongly recommended that you take out Travel Insurance.

Is Travel Insurance Required?

Yes, it is strongly recommended that you arrange comprehensive travel insurance to include accommodation cancellation.

Are linen and towels provided?

Bed linen and bathroom towels are provided at all of our properties. We advise that you bring your own beach/pool towels for use as these may not be provided. The towels provided in the villas are only for use inside the property and are not to be used at the beach or on the sun beds. Towels and linen are usually changed at the end of 8 days unless otherwise stated.

Is air conditioning included in the rental rate?

Air conditioning is included in the rental rate. The use of air-conditioning is the responsibility of all occupants. Please ensure that it is only used when the property is occupied. All windows and doors are to be kept firmly closed when the air-conditioning is in use and under no circumstances are the units to be left on continuously while the property is unoccupied.

How can I use the electrical and water appliances?

Nothing differs in concept from what you have at home. Electricity and water supply are checked prior to your arrival ensuring that everything is in order. Electrical appliances operate quite simply. When more hot water is required, what is needed is to switch on the heater switch and follow the instruction manual. Our entire villas are equipped both with manuals or instructions notes both in English and Russian language. Of course, Thalassa Villas online service is available 24/7 to provide you with any possible assistance.

What do if something goes wrong at the villa (electricity, water etc)?

As mentioned above, there is an emergency telephone line which provides support 24/7, all year round. However, here at Thalassa Villas we have taken into account all possible ad hoc situations where our guests may need immediate assistance. In the unlikely situation where the electricity fails, there are detailed step by step instructions available in your property, to allow you not only to identify what the possible cause of the failure is, but also how to potentially solve it. Similar in house instructions are also provided for cases such as water supply being cut. On top of the above, our 24/7 emergency support is available to resolve any problem that might arise.

Can babies and kids amenities be provided?

There is no need to bring all your things as Thalassa Villas are well equipped to take the hassle out of holidays with young children. The following baby equipment is provided free of charge: Baby cot, High chairs, Pool fence, Staircase gates, Baby toys, many more… If more than one of each item is required, this can usually be arranged for a small fee. Please contact us for more details.

What can I do if a member of my family gets sick?

In the unfortunate event of an accident taking place during your stay, please refer to the Villa Handbook where all useful phone numbers are mentioned. Within the relevant phone list, you will find the number of a clinic and/or an emergency doctor. It is highly recommended that you obtain a holiday insurance policy against all holiday perils.

Are an iron and ironing board provided?

Are hairdryers provided?

At the majority of villas there is a hairdryer. Please refer to the villa description to check on your specific villa/s.

Are barbecues provided?

Yes, in some villas. Please refer to the villa description to check on your specific villa/s.

Is it possible for the swimming pool to be heated?

Some of our villas do have a heated pool facility. The easiest way to identify these villas is to use the quick link on the homepage of our website for “villas with heated pools”. The daily supplement for this facility varies from villa to villa and can be found on the rental rates tab.

Can you organise car hire?

Hiring a car offers more value for money since by paying a little more (not always) you will secure transport for the entire duration of your stay. How to drive in Cyprus?

Driving on Cyprus roads is very similar to driving in most European countries. Please remember that in Cyprus we drive on the left side of the road. Law enforcement does apply in Cyprus as well. The top speed applicable on all motorways is 100 km/hour, however the speed limit between and within villages and towns drops to 50 km/hour. Rented cars carry red plates instead of yellow and white plates which are for local cars, this is to ensure other drivers are aware you may be less familiar with the areas and roads.

Can you organise taxi transfers to and from the airport?

We have negotiated on behalf of our customers special low rates for reliable, quality airport taxi transfer services. If you choose an airport pick up, thus a taxi service, the driver will be waiting for you at the arrivals point. Our drivers are experienced, professional and trustworthy and will always assist our clients with their luggage and/or for any other needs i.e. transportation to supermarket. The driver will also provide you with the key to your property. We can pre-book airport transfers and arrange a taxi reservation for you.

What is the electricity voltage?

The voltage is 240 volts, with 3-pin plug sockets UK standards. Guests from other European countries and Russian will need adaptors. Adaptors exist in every Villa.

Do the villas have telephones access?

None of our villas have the use of a telephone for telephone calls. To make telephone calls you can either, use your own mobile phone or purchase a pay as-you-go SIM card from your local Cytanet / MTN / Primetel Office or kiosks.

Do the villas have internet access and WiFi?

All our villas have fee internet access with WiFi. Whether there is a 3G mobile broadband, a fair usage policy for the unlimited internet access service applies: After the total usage in each calendar month exceeds the 50GB, the provider reserves the right to manage the speed of the mobile broadband connection to protect the performance of the network.

Do the villas with satellite TV, have English channels?

Some of our villas have satellite systems with over 100 channels however these are mainly a mixture of Greek, European and Arabic channels. Usually there are just a few English channels like CNN News, Euro News, BBC World and sometimes a film is shown in the evenings in English. Only those villas with a Sky satellite system that will have proper English channels. If this is of importance to you, please check with us before making a booking.

Do the villas have internet live TV streaming channels?

We can provide you during your stay a live TV streaming device at an additional low fee. The package includes Live TV UK, Russian, German, French, Italian, Sports, Kids, Music, and Movies on demand.

Are their Safety Standards and Regulations?

The general standards of safety and hygiene, fire precautions etc, are generally at a high level. Liability insurance requirements vary considerably from country to country, as does the responsibility placed on an organisation by local law. Please therefore take all precautions to protect yourself and your family whilst on holiday. The monitoring, enforcement and compliance with local regulations is a matter for the authorities of Cyprus and the supplier of the services concerned.

How is your property Star Ratings similar like?

Our Star Ratings are based not only on the quality and facilities of the villa, but also the location, views and privacy. They are purely to give a guide to compare with our other villas and are not the same grading as used by other competitors or other holiday resorts.

What can I do if I leave personal belongings in the property?

Please consider it is your responsibility to ensure that all your belongings are removed from the property at the end of your holiday. Before departing from your accommodation please ensure you check the villa thoroughly for your personal belongings i.e. the wardrobes, safety deposit box, under beds, clothes line drawers, bathroom cabinets, etc. Each villa requires servicing before the next arrival and cleaning teams will remove and discard any items left in the property following your departure. If you are able to notify us quickly enough we will do our best to track non- perishable items down for you and arrange for them to be stored at our office in Larnaca from where you can arrange collection by courier. Regrettably ThalassaVillas.com is unable to return to you items discovered after your departure.

Are Visas Required?

Visas are not required for EU passport holders although a full passport valid for at least 3 months from your date of return is required. If you do not hold an EU Passport, or require any further Visa information, we recommend that you contact our nearest Cyprus Embassy before you book your villa, to check whether a visa is required in your case.
Citizens of Russian Federation and Ukraine should visit a web-site of the Embassy of Republic of Cyprus to apply for pro-visa. The application form of pro-visa will be provided electronically and free of charge within a day.

Are Vaccinations Required?

No inoculations or vaccinations are compulsory for European residents. Should you be taking any form of medication, take adequate supplies with you and carry them, as well as items like contact lenses, in your hand luggage only.

How do I reach the nearest beaches?

Most of Thalassa Villas rental accommodation is within walking distance of the sea. The majority of our villas are very close to the famous beaches of Protaras, Agia Napa and Larnaca.

What services are provided on nearby beaches?

Cyprus’ tourist industry is well known for the friendliness, services and anything provided to visitors is generally of an excellent high standard. From the wide variety of beach water sports activities to the wonderful water-parks for all the family. From the ice cream man located on every beach to glamorous fish or meat beachfront restaurants. From local coffee shops to international bars, anything and everything you may wish for during your holiday can be found here.

When does the holiday season in Cyprus start and end?

The season in Cyprus for Protaras and Ayia Napa starts from April when all the restaurants and bars of the area open and closes at the end of October. Nevertheless, Cyprus and especially Protaras and Ayia Napa are popular throughout the year due to our warm winters.
